Our Rental Rules

All tenants are expected to follow these rules
Failure to abide by these rules can result in loss of security deposit and/or fines

1Always report plumbing, HVAC, or electrical problems to the landlord immediately so they can be addressed before further damage occurs.
2Take garbage outside promptly. Improperly stored garbage and food can attract pests, so please do your best to keep counters, floors, and pantries free from loose food or garbage.
3Do not smoke or permit a guest to smoke inside the townhouse. Smoking is permitted outside and away from the building as long as second hand smoke cannot drift back into the townhouse
4Open flames of any kind are not permitted inside the home under any circumstances. This includes scented candles, insense, and tobacco products. Soot deposition will harm the HVAC system and create costly repairs.
5All properties are inspected and treated for insects/pests prior to rental. Any issues that pop up would be the responsibility of the tenant to treat. We do not provide pest control.
6All plumbing is inspected and serviced prior to rental. Any plumbing issues found to be the fault of the tenant (such as something dropped in the disposal or drain) will be billed to the tenant.
7Do not slide furniture or other objects on the floors as this can scratch the surface.
8Do not mount TVs on the walls without prior consent from landlord.
9Change air filters every 60 days or call the landlord to stop by and replace them.
10Do not leave burned food or substances on glass top appliances such as stoves. Clean immediately with appropriate cleaner. Ask landlord to provide cleaner, if necessary.
11Do not use cast iron skillets on glass top stoves (Teflon or ceramic is fine).
12Do not use abrasive cleaners or brushes inside tubs and showers.
13Do not make any structural changes without permission from the landlord.
14Do not repaint walls, trim, doors, windows, or other surfaces without permission from the landlord.
15Do not place hot pots, pans, or other containers directly on the counter surfaces. Use trivets.
16Do not leave the dishwasher or washing machine running while not at home.
17Do not put food, grease, coffee grounds, or any other material down the garbage disposal. Contrary to popular belief, this is NOT what a garbage disposal is to be used for. Any damage to the disposal will be billed to the tenant.
18Always use shower liners to protect floors and walls from water damage.
19Tenant must provide proof of renter's insurance prior to moving in.
20Tenant must take ownership of all utility bills prior to moving in.
21Tenant must notify landlord immediately upon any changes in employment or upon filing for bankruptcy or hardship.
22Tenant must notify landlord before leaving the property vacant for a period of more than a week.
23Tenant is responsible for leaf removal (if applicable) in rear yard, as leaf piles will kill the grass
